- Develop the scheme design
- Co-ordinate other professionals (engineer etc) where necessary
- Attend to statutory requirements
- Submit Building Warrant Application
- Production Information
- Prepare drawings, specification and schedule of work in sufficient detail to enable a contractor to prepare a tender
- Tender to Completion
- Invite tenders from approved contractors; advise on tenders submitted.
- Alternatively arrange for a price to be negotiated with a contractor
- Advise on the appointment of the contractor and prepare a building contract between the client and the contractor
- Administer the terms of the building contract:
- Make periodic site visits to monitor progress
- Check, by visual inspection, on the use of materials and conformity with the approved drawings and specification
- Issue certificates when the contractor is due to be paid
- Prepare the final account at the end of the work
- Apply for a completion certificate
